21-25 Northampton Street ∙ Cambridge

St John’s College

The site is located at the northern edge of St John’s College Campus. It is positioned on the southern side of Northampton Street, opposite the Pound Hill junction. The area to the north is characterised by residential streets, with The Punter Public House directly opposite.

 

The Site comprises the two Grade II listed buildings that occupy numbers 21 to 25 Northampton Street, Cripps Lane and the parking area to the North-West of the Maintenance building, including the Art Room which sits between the parking and Merton Hall Court.

 

Following the closure of the St John’s Chop House restaurant (21-24 Northampton Street), the building has become available for College use. The building adjacent, 25 Northampton Street (former Merton Arms), is generally considered not suitable for its current use as student accommodation, so there is a desire to convert this building to another use as well.

 

The College aims to convert both buildings to offices for College use and to relocate the Cripps Lodge to the ground floor of 21-24 Northampton Street. Relocating Cripps Lodge to Northampton Street was key aspiration in the College’s 2017 Masterplan Strategy, to respond to the westward shift in the centre of gravity in Cambridge. It represents an opportunity to form a new route into the College by reconfiguring the existing car park behind number 25 and create a direct pedestrian link to Merton Hall Court.

Mill Lane/Trumpington Street - Cambridge

Pembroke College

The site lies to the South of Cambridge City Centre and is bounded on all four sides by roads: Mill Lane to the North, Granta Place to the West, Little Street Mary’s Lane to the South and Trumpington Street to the East. The River Cam flows from South to North to the West of the site. Whilst the site is reasonably close to the river, Mill Lane slopes down significantly as it approaches the river and the river level is generally a metre or so below Mill Lane at its West end.

 

Generally, the existing buildings on site were built between 1850 and 1950 and their constructions are typical for their age. Earlier buildings are along Trumpington Street having load-bearing masonry walls and timber floors, whilst the more recent 20th century buildings have a concrete encased steel frame with filler joist floors. There are basements beneath all of part of many of the existing buildings.

NHS Northwood & Pinner Health Centre

Set within a residential area in the London Borough of Hillingdon, the scheme consists of the refurbishment and extension of the existing Cottage Hospital to provide a new Health Centre with ancillary areas such as car parking, cycle parking and new landscaping.

 

Local amenities include Northwood Recreation Ground, and Hogs Back Open Space. There are also two golf courses and the Ruslip Woods National Nature Reserve nearby.

The area also benefits from a library and a number of schools (primary and secondary). Joel Street also provides convenience stores, restaurants, a post office and local businesses within walking distance from the site.
